Senior Professional Route

RICS/SCSI offers a route to membership specifically designed for senior professionals. 

Please note that in order to submit as a Senior Professional route candidate, your experience must be formally approved by the Membership Committee As a general rule, the Membership Committee will be looking for a good range and length of leadership and management of people and resources, at an organisational level – rather than the day-to-day operation of a small-to-medium sized team. It is also important that you have worked at this level of seniority for a period of time.

Before applying to enroll with the Society, you must assess your experience against the below eight characteristics (a detailed breakdown for each is provided in the Senior Professional Guide). If you can demonstrate that you have more than four of the eight characteristics then there is a good chance that you can achieve RICS/SCSI Chartered status through the Senior Professional Route.

If you feel you meet the criteria and would like to apply for the Senior Professional Route to membership, the Society provides you with the following documents in order to enrol:


•    Senior Professional Guide (Your guide to completing the APC)
•    Requirements and Competencies Guide
•    Competency Achievement Planner
•    Resume Template


You are required to be familiar with these documents before you apply in order that you understand fully the requirements of the Senior Professional Route.


To apply for the Senior Professional Route, you must submit the following:


1.    Relevant Fee –Trainee Application fee total is €305 (this includes €75 subscription fee, €30 enrolment fee & €200 APC fee).

2.    Competency Achievement Planner - Before you enrol on to the APC you must decide on the APC pathway you are going to undertake. You are required to give careful thought to your choice and combination of competencies.
The Competency Achievement Planner is a framework designed to plan your attainment of all of your competencies to the required levels. It indicates what competencies you are going to achieve and the levels of those competencies.

3.    Resume - You must use the Resume Template provided and the Resume must be typewritten.  Your Resume must include details of your academic qualifications and membership of any relevant professional organisations.  In respect of the minimum four characteristics, please provide information relating to each (minimum 250 words per characteristic), citing specific examples.  You should keep in mind the requirements of your chosen APC pathway when drafting the resume and ensure that you demonstrate experience of the relevant competencies.

4.  Organisational Flowchart - You must attach a structure chart of your  organisation to your résumé when it is initially submitted. In addition, clearly outline your position within the organisation and describe your roles and responsibilities. These should cover leadership, managing people and managing resources, as described above.

Once your application is received it will be forwarded to the Membership Committee, which will form a judgment on whether you are in an industry position that meets the criteria of “seniority” as described above, and carrying out work which fits within a recognised SCSI surveying discipline. The Committee will refer to the Senior Professional characteristics described in the introduction to this guide.

It is important that you provide adequate information with regard to your work experience and seniority, with particular regard to the Senior Professional characteristics. Ensure that your submission provides adequate and relevant information in support of your application for this route, and the presentation of your application reflects your professionalism.

If the committee agrees you meet these requirements, the Education and Membership department will invite you to send in a number of written submissions. The final stage will be a professional interview, using these submissions, conducted by SCSI assessors.

If the review panel does not consider your experience suitable for the Senior Professional route, you will be given a full explanation in writing. SCSI will advise you which of the other routes to membership might suit you better.
