How do I negotiate a rent increase with my landlord?

I have been living in a rented property for the last 12 months. My landlord recently informed me that he is considering increasing the rent by €100. I believe that this level of an increase is excessive; however, my landlord seems to be willing to negotiate. Obviously I am anxious to keep the new rent as close as possible to the old rent. Is there any advice you can offer me in advance of these negotiations?

I plan to rent a house with my partner and plan to pay the deposit myself. Is there anything I can do to protect myself if the relationship breaks down?

I am considering renting an apartment in Dublin with my partner. He is currently unemployed and is in receipt of social welfare and as such he cannot afford to contribute to the payment of the deposit. I have volunteered to pay the deposit in its entirety, however I am concerned that I will lose my deposit if the relationship breaks down. Is there anything that can be done to allay my fears?
