Bennett Property Ltd. are currently seeking to recruit a Property Lettings Negotiator.

As Property Lettings Negotiator you will be working closely with our Asset Manager to provide tenancy management functions as part of a team for a large scale investor landlord

to achieve optimum results on their property portfolio.

This role is Midlands based however, flexibility and travel will be required.


  • Liaise with Asset Manager in relation to the management of rental income from new lettings, renewals and rent reviews

  • Inspect properties and establish market rent based on comparable research

  • Present properties for viewing and marketing

  • Advertise properties online

  • Respond to phone and email queries in a swift manner

  • Carry out viewings as required

  • Gather references & ID from prospective tenants and carry out thorough background checks

  • Prepare inventories and handle utility transfers

  • Lease preparation and upkeep of database

  • Track rental payments and pursue tenants in arrears in a timely manner

  • Address maintenance issues for tenants

  • Ensure all personnel on site conduct their duties to the highest standard

  • Ensure Health and Safety standards are being met at all times 

  • Liaise with Managing Agents on Block issues

  • Liaise with in-house maintenance team as well as external contractors and seeking competitive quotes for works

  • Carry out routine inspections of properties

  • Review invoices for payment each month

  • Demonstrate continuous effort to improve operations, decrease turnaround times, streamline work processes and work cooperatively to provide quality seamless service

  • Develop and deliver progress reports, analyse results and troubleshoot problem areas


  • Must hold a PSRA ‘C’ license 

  • Excellent knowledge of landlord and tenant legislation, PRTB regulations and statutory property obligations

  • Full driver’s license

  • Must be able to demonstrate strong commercial awareness and cost control ability

  • Must be flexible for viewings and willing to travel

  • Credit control experience would be advantageous

  • Proficiency in ‘Letman’ would be an advantage

  • Self-motivation and attention to detail are essential

  • Strong communication and negotiation skills

  • Proven excellent analytical and organisational skills

  • Superior oral and written communication skills required

Salary will be commensurate with experience.
