Scope



An exciting opportunity has arisen to join the Research Department at Knight Frank. Reporting to the Head of Research and tasked with delivering insightful analysis on the commercial and residential property markets, your contribution will be key to further growing the reputation for thought leadership that the Department has established within the industry. The role involves producing impactful research for high-profile domestic and international investors and developers.


The successful candidate will be conversed on economic current affairs/financial markets and their impact on property markets. A wider interest in the urban environment and a desire to understand what makes cities tick is also desirable.



 


Responsibilities



  • Undertaking market-leading research on the commercial and residential property markets, particularly from a capital markets perspective.

  • Being able to conceive, develop and deliver research ideas from start to finish on own initiative.

  • Work as part of a team in delivering thought leadership research reports.

  • Gather, store and analyse data in an efficient manner.

  • Provide support for agents in terms of content for pitches, presentations and ad hoc requests.

  • Contribute to building models for econometric forecasting of property markets.

  • Liaise with media to maximise exposure of research output.

 



Qualifications Required



  • Educated to master level in finance/economics or similar field.

  • Experience working in the real estate industry would be beneficial.

  • Proficient in econometrics would be ideal.

  • A number of years’ experience working in an analyst role.


Particular Aptitudes/Skills Required



  • Creativity is crucial – being able to come up with interesting research topics and viewpoints.

  • Attention to detail is essential.

  • Numerically competent.

  • Excellent writing skills – ability to male point in a clear and a compelling fashion

  • Must be able to deliver under pressure and thrive in a fast paced environment

  • Must be able to work independently and manage their own output

  • Advanced Microsoft Excel skills are crucial.

 


Chartered Building Surveyor/Project Manager

Job Title:                                       Project Manager (Office Fit-Out’s)

Knight Frank have an immediate need for a Project Manager (mainly office fit-out’s) to further develop the project management activities of our existing property consultancy team, based in Dublin.


The role will involve managing projects throughout the entire project life cycle on behalf of institutional clients. We are seeking a candidate who can manage the design, tendering and construction phase of fit-out projects. The candidate will also be required to assist in pitching for new work.


 


The ideal candidate will be passionate about design, workplace solutions and should come from an Architecture, Engineering or Building Surveying background. 



Responsibilities



  • Work with clients to understand their occupational requirements and assist the Knight Frank agency team and the client through their office search and selection process.

  • For large projects there will be the requirement to develop a brief for a Design Team.

  • Manage the selection and procurement of Design and Construction teams.

  • Co-ordinate Design teams and Construction teams so projects remain on programme and in line with agreed budgets.

  • Compile tender documents, oversee the tender process through to the appointment of the contractor/professional teams and administration of each appointment.

  • Manage design team and construction phase progress meetings.

  • Full ownership for project programmes and budgets.

  • For smaller projects there will be the requirement to directly manage projects by producing designs, agreeing costs with the client and managing works in line with the agreed budget.

  • Stakeholder management to keep all parties aware throughout each project.

 



Candidate Requirements



  • Confident and articulate, with strong client facing and presentation skills.

  • Have a detailed knowledge of modern and best practice construction methodologies.

  • Clear understanding of current construction legislative requirements.

  • String IT skills across the Microsoft suite and ideally with some knowledge AutoCAD.

  • Ability to contribute to a positive working environment.

Graduate Building Surveyor

Knight Frank have an immediate need for a Graduate Building Surveyor to further grow the technical advisory activities of our existing property consultancy team, based in Dublin.


The ideal candidate will be passionate about property and should have a Degree in Building Surveying or a relevant discipline. 



Responsibilities



  • Assisting with the compilation of Technical Due Diligence reports.

  • Preparing Dilapidation Assessments of Commercial Properties.

  • Preparing Schedule of Condition Reports.

  • Reviewing applications from Tenants for works to their Demise to make sure all is in order and in line with statutory compliance.

  • Project management of various types of projects.

  • Keeping reports on the progress of work.

  • Assisting senior members in providing advice and assistance to colleagues and clients.

  • Working as an individual as well as part of a team.

 



Candidate Requirements



  • An Honours Degree in Building Surveying, or a relevant area.

  • Full and clean driving licence.

  • Excellent communication skills, both written and verbal.

  • Previous relevant Commercial Building Surveying experience.

  • Proficient IT skills, including AutoCAD, Word and Excel.

  • Excellent Technical knowledge.

  • Self-motivated individual.

Residential Lettings Manager

The Role



We are looking for an energetic, enthusiastic self-starter to join our Residential Lettings team. We deal with exceptional private, corporate and international clients who have residential properties in the Dublin City area, our job is to maximise the returns from these properties on behalf of our clients. The Role is as follows;


New Lettings:


  • Liaising with Landlords and responding to all queries relating to their property and documenting a PSRA Letter of Engagement where required.

  • Advising Landlords on the achievable rents and what works/marketing is necessary to get their property let up.

  • Co-ordinating works on behalf of the Landlord where required to do so.

  • Marketing the Property via the various marketing channels and carry out viewings on the property with prospective Tenants.

  • Vetting of Tenants including obtaining & verbally checking/confirming references to seeking approval from Landlord. 

  • Carry out lease signings. Take opening readings of electricity & gas, ensure inventory contents in order & all paperwork agreed & signed. 

Residential Asset Management:


  • Dealing with all tenant queries on their tenancy. 

  • Carry out routine inspections on properties under management. Update the Landlord with written report following the inspection and arrange any required maintenance.

  • Appointment and supervision of contractors where required.

  • Authorisation of all Creditor Invoices for Finance administration.

  • Manage lease renewals and rent reviews, ensure notices are sent to tenant and deal with any query arising.

  • Working with accounts on credit control to issue 14-day notice and 28-day notice as required, keeping the landlord advised at all stages.

  • Organise and deal with general enquiries for Letting Department and arrange viewings for clients.

  • General administration and record keeping of all communications with landlords and tenants.


Requirements



  • Experience in a similar role would be advantageous

  • Knowledge of the recent changes to the Residential Tenancy Act would be advantageous

  • Experience handling complaints and resolving issues

  • Full driver’s license

  • Must be flexible and adaptable

  • Self-motivation and attention to detail are essential

  • Strong communication skills required

  • Proven customer and organisational skills

  • Excellent oral and written communication skills required

  • Experience using Property software (Letman, Yardi, Horizon, MRI) would be preferable

  • PSRA ‘C’ license
